The re-development of CIDCO dilapidated buildings is one of the major issues of Navi Mumbai. Residents living in CIDCO dilapidated apartments across the city are hoping that the candidates contesting from Belapur would take this issue on top priority. In the midst of this the residents of C Type Ganesh Tower opine that if anyone can make the 2.5 FSI a reality for CIDCO dilapidated homes it is Congress-NCP candidate from Belapur Ganesh Naik.
The tragic tales of apartment owners living in dilapidated CIDCO buildings across Navi Mumbai is not different from the other. Some are living in conditions that are threat to human occupancy while others are living in make-shift arrangements – all residents living how dreams of a home turned into nightmares.
FSI to CIDCO built apartments reeling under dilapidated conditions is perhaps the most burning issue that haunts Navi Mumbai today. And its not like the issue has never been taken up – problem is it’s been taken up far too often; mostly during elections. May be that’s why the victims of CIDCO’s sub standard constructed apartments are loosing faith but the first ray of hope that they’d get relief from the deplorable living conditions came when Guardian Minister Ganesh Naik had pursued the issue of FSI to CIDCO apartments during the Chief Minister’s visit to Navi Mumbai in June 2009.
And with Ganesh Naik persistently following up the matter with the Chief Minister’s office, in August came the announcement that the Chief Minister Ashok Chavan in a meeting with Thane Guardian Minister Ganesh Naik had given in-principle approval of 2.5 FSI to dilapidated CIDCO apartments. Post the Guardian Minister’s announcement; his opponents are terming it as just another point to score with the public prior to elections citing various reasons, one being the case against re-development work pending in High Court. But the petitioner of the case Rahul Thakur says that they were never against re-development work. Their case in High Court is to ensure that a policy is floated for uniform development of actually dilapidated buildings.
On the contrary, Rahul Thakur believes that the decision will benefit not only the owners of dilapidated CIDCO homes but even common buyers. Unlike all the previous assurances and promises, Thane Guardian Minister’s announcement is of credible value. This is because Guardian Minister Ganesh Naik has already set a precedent on this front with the re-development of C-Type Ganesh Towers in Sector 1, Vashi. The C Type apartments of Navi Mumbai were just like any CIDCO apartments that reeled under inhuman conditions and even posed as a threat to residents of the building.
Everyone is aware that despite the obstacles and opposition that the C Type redevelopment project faced, Ganesh Naik pioneered the work and NMMC Standing Committee Chairman Sandeep Naik worked on ensuring that the re-development work happened in the legal frame. Within two years of the demolition of the C Type dilapidated buildings, the towers were erected. The C Type also became the only reconstructed building to get the NMMC’s OC. At that time speaking to the media, Guardian Minister Ganesh Naik recalled how the apartment owners of C Type had approached him with the issue of the dilapidated conditions of their apartments and he had promised them relief.
No points for guessing that the residents of C Type Ganesh Tower residents, who saw Ganesh Naik work against all odds to ensure that their redevelopment project happened now staunchly believe that only Ganesh Naik can make redevelopment with 2.5 FSI a reality for dilapidated CIDCO apartments. And perhaps seeing the testimonies of the C Type Ganesh Tower residents, even JN Type apartment owner’s voice faith in the leadership of Ganesh Naik.
A determined Ganesh Naik says that he wants to ensure that the success he achieved with the C Type apartments in Vashi is replicated for all dilapidated CIDCO buildings. While critics and Ganesh Naik opponents might continue to term the 2.5 FSI announcements as an election stunt but with the municipal elections to follow the assembly elections, Ganesh Naik will have no option but to fulfill his commitment making it a win win situation for apartment owners and common buyers.
Until now residents of JN Type and those living in other dilapidated CIDCO have been giving only hollow promises and false hopes. But again in five years, the time has come for residents to exercise their right. The time to vote the candidate they think has the capability, ability, work and capacity to make their dreams of new homes meeting a happy ending of becoming a reality.

c type which is being redeveloped is having illegal structure inside like cupbords and flowerbeds,hence it is chances that it will be soon declair as illegal building!
